New construction areas around Polk County have quirks that catch a lot of contractors off guard — and end up costing homeowners later.
Water pressure varies a lot between neighborhoods, especially in newer developments where the municipal supply is still being balanced. Install a system sized for the wrong pressure and you’ll either get weak coverage or blown heads within a season.
Soil matters too. Some areas around Winter Haven sit on sandy fill, which drains faster and needs different zone timing than the clay-heavy soil you’ll find closer to Lakeland.
Before I design any new system, I test pressure on-site and ask about the soil history. Takes 30 minutes — saves years of problems.
